Sealcoating FAQs
What is the purpose of sealcoating?
Pavement is exposed to many elements throughout the year, such as sun, water and oils, that over time can cause the pavement to crack. By sealcoating your asphalt you are adding a layer of protection between the asphalt and damage causing elements. Thus extending the life of your pavement. And, as an added bonus – greatly improving the aesthetic of your property!
How often does asphalt need sealcoating?
Asphalt typically needs sealcoating every 1 to 3 years, but it really depends on key factors. Such as how much traffic the surface gets, weather conditions and how well the asphalt was maintained in the past.
When is the best time to sealcoat?
The best time to sealcoat is when temperatures are consistently above 50°F. This typically means late spring through early fall, depending on your location. Warm, dry weather helps the sealcoat cure properly, ensuring a smooth, long-lasting finish.
How long should you remain off a newly sealed lot?
We recommend staying off a newly seal coated surface for at least 24-48 hours. This provides the sealant with enough time to dry and cure properly.
What type of sealcoating services do you offer?
We offer both spray application and squeegee application. Both have their own benefits depending on the project size, surface type and desired finish.
What is spray sealcoating?
Spray sealcoating uses specialized equipment that sprays the sealant evenly over the pavement. It’s faster and great for large areas, like parking lots. It is applied in a thinner layer that may result in a more professional finish. However, if it is not applied in the correct manner, it will be less effective on rough and uneven surfaces.
What is squeegee sealcoating?
Squeegee sealcoating is when sealcoat is applied manually with a machine or rubber squeegee to spread the sealant. With this method, sealant is laid in a thicker, more even layer, which helps fill in small cracks and surface imperfections.
Will sealcoating cover existing cracks or damage?
Sealcoating helps to protect the surface, but does not fix damage. Cracks and potholes should be repaired prior to applying sealcoat.
Striping FAQs
Why is parking lot striping important?
Striping organizes parking spaces for maximum efficiency and improves safety by clearly marking lanes and walkways.
How often should parking lot striping be repainted?
Typically, parking lot striping should be refreshed every 2 years or so, depending on traffic volume and weather conditions to ensure visibility and compliance.
What kind of striping services do you have?

Paving FAQs
What is paving?
Paving is the process of installing a new asphalt surface or resurfacing an existing one to make it smooth, durable and safe. When we resurface, we add a fresh layer of asphalt over worn pavement to restore its look and strength without completely replacing it.
How do I know if my asphalt needs to be replaced instead of repaired?
If the pavement has large areas of deep cracks, widespread potholes, or base failure, replacement may be more cost-effective than repairs. A professional inspection can help you decide on the best option.
What's the difference between sealcoating and paving?
Sealcoating is like sunscreen for your asphalt – it protects the surface from UV rays, water, and chemicals but doesn’t fix structural damage. Resurfacing or paving involves adding a new layer of asphalt to restore a worn or damaged surface.
How long does new asphalt last?
With proper maintenance, asphalt can last 15-20 years or more. Regular sealcoating, crack filling, and proper drainage can help extend its life.
How soon can I drive or park on new asphalt?
Typically, you can walk on it after 24 hours, but it’s best to wait 3-5 days before driving on it. In hot weather, waiting a full week gives the pavement more time to harden and cure.

What other asphalt maintenance do you offer?
In addition to sealcoating, paving and striping, we also offer crack filling, pothole patching.
What is crack filling?
Crack filling is sealing small gaps in asphalt to stop water from getting in and causing bigger damage.
What is pothole patching?
Pothole patching is repairing holes in the pavement by filling them with new asphalt so the surface is safe and smooth again.
